Thank you for the great questions. We’ve been asked a lot if it’s okay to be working with a lot of buyers now. The questions are usually like this, I have lots of listing inventory, listings are taking longer to sell meanwhile I’m getting all these sign calls, I’m getting some investors calling, I’m getting some first time buyers and I’ve been taught in the past that listings are better to have, so I should either ignore the buyers or delegate them to somebody else.
Certainly it’s a great idea to have buyer’s agents. There is a program for training them called Buyer Agent Boot Camp, which you can sign up for. You’re encourage to do that either yourselves or have your buyer agent sign up, but here’s the thought for you.
Of course, it’s right to be working buyers it’s a buyers market right now. It’s not unusual for the superstar agents, the agents who aren’t just surviving now, but the one’s that are thriving, the ones you hear about on our Friday interviews it’s not unusual for those agents to be working 50 or 60% of their business from buyers right now that’s normal in a buyers market, it’s normal in a changing market and it’s normal in a down market.
That’s why we call it a buyer’s market, because the buyers are in control. Buyers get a bum rap sometimes. We’ve all heard the phrase ‘buyers are liars’, they waste your time and never buy anything. If you don’t know your buyers scripts, if you’re not closing them, if you don’t know some showing techniques how to not show all 50 properties that meet their criteria, but how to comb through and get them to make a decision in the first two or three trips out then I can see how you might see how you would believe buyers aren’t worth working with.
The truth of the matter is there’s nothing faster in this market than a motivated buyer who’s ready to buy right now and an agent who knows what to say and how to say it. Yes mortgages have changed so you have to know a little more about that. You have to have a trustworthy mortgage person who knows what they’re doing.
Yes you have to know some scripts. Yes you have to have some skills, but all the top producers now in this market will tell you the same thing. They’ll tell you if you’re not working buyers right now you’re making less money than you should.
