The secret top producers know that the first of the month is expired palooza day. The most expired’s and opportunity happens on the first of every month.
The most exciting days of the year for expired hunting. It sounds like a great time to be calling expired’s. all day long nothing but expired hunting. Most of you are in markets where you could spend all week long and not call through the entire list.
Here’s what you’re looking for. Have-to sellers, not just want-to sellers, but people who have to sell. If you have to sell your house during the holidays and some of you are in cold markets where you’re looking at snow, if you have to sell during fourth quarter and you expired, you’re a price reduction away from a closing in 30 days.
Pick up the expired, price it right and you can have a closing in 30 days, it’s fantastic. There’s nothing better than expired hunting in January, February, November and December.
Remember you’re looking for ‘have-to sell’ sellers. Most of you know what to do and say it’s just a matter of getting yourself out there and doing it. Good luck.
