Much more than the proverbial light-bulb moment…..my first 30 minute coaching call with HREU provided an epiphany….the Eureka moment every serious real estate professional searches for!
Like most agents who have paid for numerous seminars, coaches, etc…I came to HREU at the end of November, 2008 swallowing my skepticism about being involved in yet another coaching program……
I knew I had to find a way to improve my business….proactively think out of the box and reap the rewards of the best real estate market opportunity to come along in my lifetime!
By following the recipe I’d purchased thru a previous seminar program, I’d achieved some level of success listing REO properties. Problem was, even though I was told to call anytime I needed help, the response to
my on-going questions was less than timely or enthusiastic. Now here I was, 4 REO listings later, struggling due to the cash outlay on multiple REO Listings….oh, I had the cash to fund it but knew I could never
grow beyond just a few REO Listings because of the “cash outlay ceiling”. Especially when faced with an REO that requires a lot of upfront work (and money) prior to showing, I knew there just had to be a better way.
On 12/02/08, I submitted a question during my very 1st REO coaching call with HREU…….
Well, what I heard next left me absolutely stunned!
I was given a tip to partner with a quality property maintenance company. In exchange for the anticipated volume of REO business, it was explained that they’d typically agree to wait for payment until until the REO Lender reimbursed me. Yes, yes good idea but, I was still not clear as to how that was going to blast thru the cash-outlay obstacle since the Lender requires me to submit copies of payment receipts along w/the invoices. Voila! the solution was given…Make out a check to the vendor and submit it to the REO Lender along w/the invoice…when the reimbursement arrives, release the check from your file and pay the partnered maintenance company as agreed!
It’s a good thing my phone line was muted (and I have a private office!) because I was literally jumping up and down screaming! Of course! That’s it! that’s the solution!! It’s soooo simple! It’s sooo logical!
I just couldn’t see the forest for the trees! MY OUT OF POCKET EXPENSES ON THOSE REO PROPERTIES WAS $5300 LAST MONTH! THAT DOESN’T TAKE INTO CONSIDERATION ANY CREDIT CARD FINANCE CHARGES OR LOST BANK INTEREST!!! Harris Real Estate University gave me the very information I needed to grow my business……
