California Realtor Coaching Student Success | Real Estate Shortsale Training | How To Do Shortsales

Earlier this spring my Team learned that a local Pastor was having difficulty maintaining an investment home that he purchased in Fresno CA - a 2 1/2 hour drive one way. He did not know how to manage the property, and his kindness had led to non-paying tenants & eventually no tenant at all.

We spoke with him at length and we discovered that he owed quite a bit more than the home appeared to be worth. He had apparently spoken with several local agents who told him he was out of luck, and should simply walk away from the property. We were aware that banks were letting some of their borrowers sell their homes by reducing the balance owed, but we did not know how to get that done.

We searched the internet for weeks for information, & found that at that time, there was not very much information available. Then, in July, one of our team members showed me an email from Tim & Julie Harris promoting their Short Sale Secrets class. While I was out of town, 300 miles from my office, I found a local McDonalds for an internet connect. The information on that call was exactly what we were looking for to help the Pastor, & I signed up for Short Sale Secrets while on that call.

When I returned to my office a few days later, my Team & I reviewed almost all of the Class Notes & began to listen to the Lecture Replays to learn how to put together a short sale package for a lender. We downloaded all of the materials & forms to take to the Pastor and we were able to help relieve the massive tension that he and his family were having by showing him that there was a way to solve his problem without his having to be foreclosed on.

One of our Team Members took a look at the situation, “stepped up to the plate”, and offered to buy the property for whatever it appraised at. So we got the property in contract, put the Short Sale Package together, and after countless conversations with his lender, and listening to Short Sale Secrets replays almost daily, we were able to close his transaction in October. The Pastor was most grateful, and I’m sure he will remember us to his flock.

…Oh, by the way, we did not charge him a fee… and, because of the relationship that we struck up with the title company, we were referred to and were able to negotiate and close a short sale for a Fresno Realtor.
