Massive Action Plan, Day 2.

Here is an interesting question for you…how much do you cost to exist per day?

Every day for you to exist you are spending money. Even if stayed in bed all day you still spent money. Your house payment (or rent), your utilities etc cost you something every month…how much do they cost you per day?

Seriously, how much do you spend everyday to support your family, business and other expenses?

The simple fact is that most agents have no clue how much they cost per day. You must know this number..to the exact cent…because it helps you to know if you had a RED Day or a BLACK Day.

You might now be thinking…..

“TIM, what the heck is a Red Day or a Black Day? Is this some sort of HREU secret code language?”

Nope, not at all….keep reading.

For example: Your cost per day is the total amount you spend per month divided by the number of days in the month. For example, if all your monthly bills (plus your other financial obligations) equal $5000 per month…and there are 30 days in the month…your daily cost is less than $170 per day. $5000/ 30+ $170 ish per day.

HINT: If you have another income source for your household be sure to account for that. For example, if your spouse has an income that will reduce your overall cost per day.

Easy enough, right?!

Now, once you know your cost per day you will know every day if you had a RED Day or a BLACK Day. A Red day is when you earn LESS than your daily cost. So, using the example from above if you earned less than $170 today..you earned less than required so you were in the RED. Red is bad.

If you earned at least $170 today (using our example) then you have a BLACK Day. Black is good.

Get it?

This is a super simple way for you to know how you are doing every day..at all times. No more guessing and being surprised on the upside or the downside.

Obviously, your goal is to be in the black every day. More so, your goal is to earn significantly more every day than required. Afterall, who wants to just get by. Here is a great idea for you. If you know your average cost be day is $170..you should do 3-4 BPOs per day to cover that daily expense. Literally, every day do 3-4 BPOs that way you know that you have at least covered your daily cost and are in the black.

HINT: When you accomplish the goal of covering your daily cost from BPOs the money earned from actual real estate sales can go to….paying off debt, going on vacation, saving and investing..etc. Harris Real Estate University Realtor Coaching

Here is how you can figure out your daily cost. If you don’t know these numbers (most agents don’t) take the time and figure it out!
Answer these questions:
1) How much $ have you earned so far this year?

Hint: if you don’t know..ask your broker, office manager, team leader, accountant.
2) How much $ have you spent?

Hint: look at your credit card/ ATM statements. Don’t forget your checking account statements as well. Most agents ‘cost’ $4000 per month.
3) How much do you need the rest of the year to pay for your taxes, savings, fun, holidays, bills, etc.?
