US Residential Market Experienced Vertical Price Trends in 2021

Ranked the most expensive zip codes in the US by calculating median home sale prices between January 1,2021, and October 22,2021, rather than seller-biased listing prices, Property Shark just released its eighth annual Most Expensive US Zip Codes in 2021.

California Provides Bulk of Most Expensive Zips

California had the majority of the nation’s most expensive zip codes with 70% of all the zip codes on the top 100 and six of the top 10 priciest.

The San Francisco Bay Area remained the priciest metro in the country with 47 of the top 100 zips and three of the top 10 zip codes.  Santa Clara County with 15 of the priciest zip codes and San Mateo County with 10 of the priciest zips form a “nearly contiguous supercluster” of ultra-expensive zip codes that cover high-profile tech centers such as Meno Park, Mountain View, Palo Alto, San Jose and Sunnyvale.”  Los Angeles County claimed 21 of the most expensive zip codes including Beverly Hills and Santa Monica.

As usual, the state of New York came in second by having 17 zip codes in the top 100 ranking.  However, most unusually, New York State had three fewer zip codes in Property Shark’s top 100 most expensive zip codes and NO NYC zip codes ranked among the top 20 priciest zips in 2021.  The Hamptons (Sagaponack – 11962) was the only New York State zip code that made it into the country’s top 10 most expensive zip codes.

Maryland Had Sharpest Price Gain at +97% – NYC’s Upper West Side Contracts -39%

Vertical price trends in the nation’s residential market during 2021 were clear – 92 zips registered price gains while only 12 zip codes among the priciest areas registered drops in their median sale prices.  Last year, 78 zip codes registered increases in median sale prices and 23 zips registered drops in median sale prices.

Simultaneously, there was a record 30 zip codes that posted median sale prices of $3M and above, double the number of zip codes in 2020.

Maryland’s Gibson Island – 21056 – claimed the steepest price gain in 2021.  This zip code saw its median sale price nearly doubled by surging +97% y/y to $3,195,000.  Nevada’s Crystal Bay – 89402 – followed Gibson Island with its median sale price increasing +68% y/y to hit #39 with a $2.5M median.  The third steepest median sale price gain happened in Miami Beach – 33109 – with an increase of +66% y/y, $4,475,000, to assume the fifth most expensive zip code.

New York City’s Upper West Side – 10069 – registered the sharpest price contraction with a drop of -39% to stabilize at $1,663,000.

Across the country, the second-steepest price contraction was registered by Greenbrae CA with a -12% y/y decrease in median sale price.  Bridgehampton – NY’s 11932 – saw its median sale price drop -11% y/y.
