 The 16th is located just across the River Seine from the Eiffel Tower.  It is bounded to the north by the Arc de Triomphe, the north and south edges of the Bois du Boulogne (a vast public park and garden twice the size of Central Park), to the east and west by the River Seine.

Price Range

Prices in the 16th vary by one street to the next and one floor to the next.  According to Valerie Seligman, manager of Daniel Feau Christie’s International Real Estate Paris XVI Victor Hugo, “In the same building, depending whether the property is on the first floor or the top floor, the price will be completely different…depending if the property is on the sunny side of the building or the shady side…it will command a different price…if there is a nice view of the local monuments, that immediately augments the price enormously…”

Prices start at US$11,048 – US$11,574/square meter for outdated apartments in less desirable areas of the arrondissement and go as high as four times that amount for a penthouse apartment with a view of the Eiffel Tower that is decorated by a famous designer and sold fully furnished.

Prices usually don’t exceed US$22,000/square meter for beautifully renovated apartments with nice views and luxury amenities.

Within the 16th, the highest prices are located at the Villa Montmorency with its “sublime houses and private gardens,” according to Caquet.  Caquet also pointed to homes, townhomes and apartments on Avenue d’Iena and Place de l’Alma as well as Avenue Victor Hugo and Rue de Passy as being upper tier locations.

Housing Stock

“It’s an arrondissement that has very beautiful architecture, characterized by very spacious apartments,” said Seligman.  Historic Haussmanian properties with high ceilings, marble fireplaces and parquet floors are coveted.

Caquet said that the most highly-sought-after properties within the 16th are historic townhouses set on private roads known as villas that offer security, privacy and lots of green space.  He pointed out that many luxury properties within the arrondissement are large apartments with amenities such as smart tech, indoor spas, personal gyms and private cinemas.

What Makes the 16th Unique?

This arrondissement oozes with history and culture.  It’s home to the Museum of Modern Art of the City of Paris, the Marmottan Monet Museum, the Palais de Tokyo, Le Corbusier Foundation, Louis Vuitton Foundation, Palais Galliera (devoted to fashion), the Museum of Wine and many other museums.

This district neighborhood includes the Arc de Triomphe, the Trocadero esplanade to admire the Eiffel Tower, and a hub for spectator sports such as Roland Garros Stadium, home of the French Open tennis championships, and the Paris Saint-Gemain football club’s home stadium.  Let’s also not forget the Bois de Boulogne, a sumptuous, huge public park and garden.

The 16th is home to, and much appreciated by families, prestigious schools such as Ecole Gerson, College and Lycee Janson de Sailly, Lycee College Jean-Baptiste Say, International School of Paris, Bilingual Montessori School Canadian Bilingual School of Paris, and others.

The 16th is also a prime dining spot with 10 Michelin-starred restaurants plus wonderfully traditional cafes.

Seligman said, “There are a lot of Parisian residents (here) because it’s a very appealing arrondissement to live in… And, at the moment, we also have a lot of international buyers, particularly from the Middle East.”

Caquet said that the 16th is “…also very popular with diplomats and foreign buyers looking for an exceptional pied a terre.”
