Agents: How to Make Full-Time Money Working Part-Time Hours

Whether you’re juggling a full-time job, raising kids, serving in the military, or just not interested in working 40+ hours per week—this episode is for you. Yes, you can earn full-time income in real estate while working part-time hours. Here’s how to do it without burning out or buying expensive leads.


Step 1: Define Your Mission: What Is Your Income Goal?

Start with the Real Estate Treasure Map. Be honest:

  • Are you transitioning to full-time real estate to replace your current job, or will this remain supplemental?
  • What’s your specific income goal? Not “more money”—give it a number. If you’re replacing your current job, include the value of your benefits, insurance, etc.

Here’s the secret: A part-time agent who prospects will always outperform a full-time agent who doesn’t.

  • Don’t buy leads.
  • Talk to your database (friends, family, past coworkers).

Step 6: Focus Only on What Makes You Money

Ignore the busy work. Your part-time schedule should focus ONLY on these six things:

  1. Lead Generation
  2. Lead Follow-Up
  3. Prequalifying
  4. Presenting
  5. Negotiating
  6. Closing

Everything else is simply ‘work theatre’.


Step 7: Hire a Transaction Coordinator (at 3+ deals/month for 3 months in a row)

Once you’re closing three or more deals a month, for 90 days straight, hire a Transaction Coordinator.

Time is your most valuable asset. Use it to generate income, not chase paperwork.

Step 8: Build a Referral Network

Have a few solid agents you trust to take your overflow. Don’t panic about “what if it works too well?”

You don’t need a team—you need a plan.  Once you’ve established yourself as a listing agent, refer your buyers to referral partners.


Step 9: Get Your Family On Board

Discuss your schedule with your spouse, kids, or household. Protect your lead generation time and get their support in making it sacred.

Show them your specific goals, your white board and your schedule.  Have family goals that are supported by your production.

Discipline is easier when your family is in your corner.
