Different strokes for different folks and different hot spots for different ages. Here’s a look at the locations most in demand for Millennials, Gen-Xers and Boomers:
Hottest for Millennials
- San Francisco – median home price of $846,400
- Seattle
- Houston
- Dallas
- Washington DC – median home price of $415,000
- Denver
- Boston – median home price of $495,000
- Ann Arbor – median home price of $343,625
- State College, PN – median home price of $235,550
- Austin
Clearly, Millennials are willing to trade large paychecks and large lifestyle choices for the most expensive housing price tags in the country. New, young San Francisco residents say things like “…there are jobs here that I didn’t even know existed…The City is SO friendly…” Big, buzzy tech hubs are the name of the game for Millennials. Those willing to compromise a bit to avoid the huge downside of debt without giving up too much in terms of jobs and action are heading to State College, PN and Ann Arbor, MI.
Hottest for Gen-Xers
- Houston – median home price of $342,500
- Miami
- Dallas
- Washington DC
- Riverside, CA
- Austin
- Odessa, TX
- San Antonio
- Atlanta
- Charlotte, NC
Gen-Xers are looking for more space, good schools, business friendliness, warmer climates, lower taxes and more affordable home prices. All of those criteria sound descriptive of the state of Texas. Booming new home construction in Houston is tamping down moderate concerns caused by last year’s hurricane devastation.
Houston realtors tell us that Gen-X family buyers are looking for suburban homes within a price range of $260,000 that have 2,400 square feet and 4 bedrooms. Master planned communities with an abundance of amenities for families are also highly desirable.
Hottest for Boomers
- Phoenix – median home price of $329,000
- North Point – median home price of $350,000
- Miami
- The Villages
- Punta Gorda
- Myrtle Beach, SC
- Riverside, CA
- Cape Coral
- Lake Havasu, AZ
- Naples
Florida definitely comes in with the most “hottest” spots for Boomers (#2, 3, 4, 5, 8, 10) for the beaches, warm climate, low taxes, etc. but Phoenix claims this year’s #1 Hottest spot. Boomers are looking to downsize, be near golf courses, have few if any home maintenance responsibilities, and be near restaurants, museums and cultural institutions. Communities targeting ages +55 are enormously popular.
