Does making money on social media sound like a dream? It is – a dream come true! As long as you know how to make social media work to keep yourself top-of-mind as a real estate agent, then you can leverage your social network & online presence to effectively promote your listings and generate new leads.

The challenge is finding easy, effective ways to do this – without letting your social media marketing turn into a massive time-suck with no return on investment. In today’s show, we’re going to drill down on real, practical techniques you can use to make real estate commissions from in social media.

Let’s start with some practical guidelines: start with the end in mind. What is your goal? Social is there to REINFORCE your proactive efforts NOT replace.

  1. Know the difference between passive and proactive.
  2. know how many proactive contacts you need to make per day.
  3. know what a real contact is. (decision making adult)
  4. Know the difference between a high-value contact a ‘contact’.
  5. know what social networking truly is and isn’t. it is a way to reinforce relationships and research the lead with the intent of making a proactive contact. Social is NOT proactive.
  6. Do make sure all your social networking profiles match. Same image, contacts etc. Consider using video. Include a lead generation offer with your profiles like a CMA offer etc.
  7. Where to have profiles: FB (personal and biz page), Instagram, twitter, Linkedin, youtube. Make it so any comments have to be approved by you.
  8. Never be a troll. Don’t complain. It’s OK if you want to be political or religious if that is your wheelhouse. Avoid virtual signaling.
  9. Reposting others posts who are in your networks as often as possible. Share articles etc that your group will benefit from. Keep your comments and focus local. Have tons of local images. Use IG for this. Remember, you can post using IG off your phone and cross post on FB.,
  10. Use hashtags. Whenever a user adds a hashtag to their post, it’s able to be indexed by the social network and becomes searchable/discoverable by other users. Once someone clicks on that hashtag, they’ll be brought to a page that aggregates all of the posts with the same hashtags, in real-time.
  11. Once a keyword picks up enough momentum, it becomes “trending.” But trending isn’t always a matter of becoming the most popular hashtag on the networks. Each user’s trending topics are unique, based on their location, social connections and interests.

Though each network has its own way of displaying posts under a certain hashtag, and their own algorithms for specifying trending content, these rules tend to hold true in general across each social channel.
