According to Andrew Coppens, a realtor with Premier Plus Realty, baseball helps draw new residents to Ft. Myer and helps keep longer standing residents there.

Coppens said, “The Boston Red Sox stadium, JetBlue Park is definitely a hot place to go when it’s baseball season.”  Plus, “It’s just a few hours’ drive to see a Miami Dolphins game.

Continuing, Coppens said, “We have beautiful beaches, shopping and baseball – sports definitely draws people in… (and besides baseball), we have the Florida Everblades hockey team.”

Ft. Myers Itself

Ft. Myers is growing fast with one of the highest population upticks in the country.  It is also one of the leading retirement cities in the country.

Ft. Myers sits in the heart of Lee County in southwest Florida. The Gulf of Mexico borders the city on the south along with Billy’s Creek, Tampa Bay and the Caloosahatchee River to the north and Everglades Park to the east.  Ft. Myers’ neighboring cities include Naples, Port Charlotte and Cape Coral.

Coppens said, “There is definitely a construction boom from Fort Myers to Naples, mostly on the east side of I-75.”  Major redevelopment efforts in 2007 kickstarted this construction boom along with the city’s business and population booms.

Price Range in Ft. Myers

The housing market in Ft. Myers is hot…sizzling hot.  For-sale houses, on average, sell within 10 days of being listed on the market.  Lately, this seller’s market is even hotter with houses going under contract in two days.

According to Premier Plus Realty agent Coppens, single-family homes sell for roughly +5%-9% above list price and some sell with premiums as high as +15%.

Properties on the high end of the luxury market start at $3M and go up from there.  Riverside Park, one of 36 neighborhoods in Ft. Myers, is the most expensive neighborhood with its median list price of $1.1M.  Right behind Riverside Park is the Fort Myers Country Club and Golf Harbor that has homes starting at $700,000.  The Miromar Lakes Beach and Golf Club offers homes for $1M – $10M.

The city’s three islands, Cape Coral, Sanibel Island and Captiva Island, are all popular with retirees.

Housing Stock in Ft. Myers

As in many markets around the country, demand has been outpacing supply in Ft. Myers.  Coppens said, “Most luxury homes on the market from the past 120 days are newer builds.”

Ft. Myers’ construction boom includes luxury condominiums as well as single-family homes.  Lux condos start at $700,000 and go up to $1.9M.

Coppens advised more cost-conscious homebuyers to include Cape Coral in their search because “…you get more bang for your buck in Cape Coral compared to Fort Myers.”

Amenities in Ft. Myers

Southwest Florida, along with baseball, is known for its links.  With over 150 golf courses, Southwest Florida’s middle name is “the golfing capital of the world.”

Beyond being the spring training home to the Red Sox, Twins and Rangers, a golf mecca and a local ecosystem of sanctuaries and swamps, Ft. Myers is a three-hour drive to Orlando’s theme parks.  Great shopping and dining are centered around the Bell Tower shopping district.

Ft. Myers is also home to some of the nation’s top private schools.

Who Lives in Ft. Myers?

The population of Ft. Myers increased some 38% over the past seven years to hit about 88,000 people today.

Market Outlook

The metro that includes Ft. Myers and Cape Coral was ranked fifth in the luxury segment of the housing market in Q4 2021, according to The Wall Street Journal/Realtor.com Emerging Housing Markets Index.

Coppens said, “It’s out of state buyers who have always been about 40% of our buyers, selling vacation homes and buying another one, upgrading or downsizing, or buyers who want to come to Florida, in general.”

It doesn’t hurt that Florida as a whole has great weather, beaches and no income tax for state residents.  It doesn’t hurt Ft. Myers that it has baseball.
