Residential Communities Offering “Ranch Life” Are Booming

Across the US, the demand to build new ranch homes – homes defined as those on significant acreage in a “somewhat” remote setting – has most definitely accelerated since the pandemic hit.  Second homeowners in vacation destinations decided their vacation homes didn’t “cut it” for full-time living so the race to build began.

Not only have “ranch” home building and sales skyrocketed, “ranch lifestyle” communities have blossomed.  Here’s an overview of several ranch style communities, all represented by highly skilled real estate agents and brokers.

Alpine Mountain Ranch & Club outside of Steamboat Springs CO

Alpine is a 1,216-acre community just 5 minutes from the main town of Steamboat Springs and 10 minutes from the ski mountain.  This community has 63 total homesites on about 5 acres of land.

“In 2019, we had one sale at Alpine,” said Suzanne Schlicht, longtime Steamboat resident and Alpine’s director of sales.  In the second half of 2020, there were six sales and during the first nine months of 2021, 17 homesites have been sold.  Prices start at $1.75M and go up from there.

Schlicht said that prices increased +14.5% in 2021 from 2020 and “…they’re likely only go up more next year.”

Benloch Ranch in Park City UT

Benloch Ranch, a “comprehensive community complete with 20 miles of hiking and biking, cross-country skiing, a sledding hill, skeet shooting range, archery, ice-skating pond, glamping facilities and more,” offers 2,100 homeowners custom built homes.

Importantly, Benloch offers homeowners the opportunity to participate in the design and material choices for their homes.  Materials revolve around with pre-fabricated, eco-friendly and energy-efficient options.  Most of the construction is done off-site in order to expedite building time.

Prices begin at $999,000 for a 2,50 square-foot house on 1/8 acre.  Estate lots and prices go up to 3 acres of land.

Driftwood Golf & Ranch Club near Austin TX

Some 25 miles southwest of Austin, Driftwood offers “ranch life” open space plus lovely amenities such as a Tom Fazio gold course, an on-property vineyard and organic farm, a stocked fishing pond, pool and activity barn for bowling and arts and crafts activities. Additionally, homeowners can buy a membership in a private club in downtown Austin called Driftwood Downtown for networking and social gatherings.

According to Caleigh Bressler, marketing director, Driftwood home prices start at approximately $3M.  Property sales increased +230% y/y in 2020 despite the onslaught of the pandemic and +160% during the first nine months of 2021.

Snake River Sporting Club in Jackson WY

The combination of a ranch lifestyle and a tax-friendly state stimulated the development of this 1,000 acre community into being in 2006. Today, this community consists of 14 estate lots of 35 acres priced from $4.5M and up to 62 residence lots from 0.5 – 2 acres priced from $1.3M for a homesite or from $3.4M for a 3,200 square-foot house.

Joe Amdor, Snake River’s executive vice president of real estate sales, said, “We previously had two Ranch Estates and 15 Residences built, but now we have about 40 homes under construction here, all at once.”

Because Jackson is spread out, the Snake River Sporting Club, a private membership club with a price tag of $150,000/membership, is the community hub.  80 new members were added in 2020 and nearly 70 new members added in the first half of 2021, this club has a total of 455 members.

One resident in Steamboat’s Alpine community said, “…instead of city rats, our animal encounters are with bears, moose, deer and elk…I’m still pinching myself at how special it is to get to live around nature like this,”
