YOUR FIRST 90 DAYS AS A NEW (Or Returning) REAL ESTATE AGENT – Part 3

15 must follow Rules

1. Don’t skip steps.  Each and every step in this plan is designed to get you into knowledge and out of ignorance.  Each step is both practical and applicable. Remember, knowledge = confidence. Ignorance = fear.

2. Don’t listen to any agents, coaches, trainers, office managers, Facebook friends or brokers who aren’t qualified to advise you.   Everyone will be trying to give you advice!  Many will try to convince you that you’re not supposed to make any real income for at least a year.  Don’t buy it.  Their advice is influenced by their own experience, which may or may not have anything to do with you, your motivation, your action plan, your education or mindset.  Insulate yourself from unqualified opinions.

Tip: Not all coaches are the same. Most are ‘fake coaches’. Here are the suggested questions to use when evaluating a real estate coach: 1) Have they ever sold real estate?  2) Did they sell 100+ homes in a year? 3) Did they sell 100+ homes for at least 5 years in a row? 4) If they are professing to be a coach, have they personally provided at least 10,000 paid 1:1 coaching calls? Bottom line, be incredibly critical of who you listen to for advice about your real estate business. ONE tiny mistep can set you in the wrong direction.

3. Don’t join a team. That is a half measure. Do learn how to be the best version of yourself as a real estate sales professional.  Learn how to be a listing agent NOW. If you want to add staff as you become more successful (ie start a team) do so.

4.Do take massive action daily.  Spend 75% of your day in lead generation, 10% on education and 15% on actual appointments.  Most agents spend the majority of the day getting ready to get started to possibly take action at a later date.  Your number one job in real estate is to generate leads.  Nothing else matters if you are lead-less.

5. Don’t spend money you don’t have.  Make the pledge to keep unnecessary, unproven, speculative items off of your credit cards.  The following  black holes of expenditure are off limits to you now, and possibly forever when you follow the rest of the plan.

-buying leads

-branding

-marketing

-farming

-over investing in CRMs

-paying for magic social media programs

-paying for branding

6. Do make sure you’re with the right brokerage.  It’s disruptive and costly to move brokerages, especially multiple times. If you aren’t earning money multiple ways, you’re with the wrong broker.  There’s a reason we’re with eXp and so are our coaches.

8. Don’t focus on the wrong things.  It’s not your job to re-invent scripts, business plans, presentations, pre listing packages or social media programs.  Creative indulgence will make you broke.  Follow proven systems for faster and more profitable results!

Fact: Less than 10% of your business will come from passive lead generation. In other words, why waste your time and money trying to buy business when 90% of your business will come from people you KNOW or KNOW YOU?  

9. Do focus on the right things.  Lead generation, furiously fast lead follow up, prequalifying your buyers and sellers, presenting, negotiating and closing.

10. Truth. If you want ever increasing levels of success in your business and personal life understand and accept that it will take long periods..(perhaps decades) of ‘Doing what you don’t want to do when you don’t want to do it at the highest level’.

11. Passion is not your pursuit. Results for others should be your pursuit..

12. Profit is your product. Non- profit, you are running a non-profit business.

13. Don’t seek personal fame. Make the results you get for others….your work product….famous. If you had to choose, to be famous or rich…which would you choose? (which would the 50 year old version of you wish you would have chosen?)

14. Media Free Life. Limit your emotional stimuli. Limit what content input you subject yourself to. No media. Stay miopic. Stop looking for answers to questions that may never need answer.

15. Reality. Its easier to move fast than slow and be ready for everything to take 2-5 times longer to work than you think it should. Be patient and at the same time relentless.
