Clever offers full-service listings for $3,000 or 1% if the home sells for more than $350,000. Agents typically receive a standard commission of 3% since Clever does NOT alter agents’ commissions.

Sellers’ Expectations of Agents

Clever recently surveyed approximately 1,000 people who intend to sell their house within the next 12 months.  Here are some highlights of what Clever learned from sellers about their housing market attitudes and expectations of real estate agents:

  • Nearly half of home sellers (45%) believe the market is in a bubble that is at risk of popping in 2022 – as a result, more than one-third of sellers (35%) have pushed up their time frame of putting their home on the market.
  • 43% of sellers believe their home will sell for more/above the listing price.
  • 36% believe in their ability to negotiate a better price/contingencies.
  • 31% believe the home’s appraisal will come back higher than the sale price.
  • 30% believe that buyers will initiate a bidding war.
  • 28% believe they’ll get an offer on the same day the listing goes “live.”
  • Only 25% of sellers believe the home will sell for less than the asking price, the appraisal will come back lower than the sale price, will have trouble finding a buyer.
  • 28% of sellers expect to accept an offer within 2 weeks of listing; 53% expect to accept an offer within the first month of listing.
