Already, even the most productive real estate agents no longer “go to the office.” Why should they? Everything they need to have and do for their clients can be done online more efficiently and at massive cost savings.   And, certainly their clients don’t care about going to an agent’s/broker’s office to get what they need and want from their real estate professional.

Of course, agents and brokers must continue to have industry expertise (local market history/information, comparative pricing, community amenities, contract negotiation, etc.), but all that industry expertise is found in an agent’s/broker’s brain, not in an office.

As Tim asks, “Anyone miss going to Blockbuster to rent a movie?” Why would any one miss going to an agent’s/broker’s office?

The transition from the untethered real estate agent/broker to eXpRealty is obvious. EXp’s historic rise will only continue and intensify as more and more agents/brokers cut the umbilical cord to their physical offices in favor of working virtually in 2021. During 2020, eXp’s agent count grew to +40,000. The company launched four new international hubs in India, Mexico, South Africa and France to add to its operations in all 50 US states, Canada and Australia. In fact, Tim and Julie believe that eXp’s real story within the real estate industry begins in 2021.

Tim and Julie predict that eXp will have more than 100,000 agents operating under its cloud brokerage by the end of 2021 and that eXp Realty will be come synonymous with the term “real estate” as has Zillow.

 As part of its evolution, eXp Realty will create a search portal to rival Zillow’s and realtor.com’s. The huge difference among these search portals is that eXp’s will put the consumer at the center of its search portal and make clear the identification and contact information of a property’s listing agent from the get-go. EXp Realty has no intention of selling buyer leads via its forthcoming search portal.

One possible consequence of eXp’s action of putting the consumer center stage of its search portal is that buyer’s agent commissions may no longer be “entitlements” inherent to sales transactions. Buyer’s agents may have to ask for that commission.

In closing Part II of Tim and Julie’s BOLD predictions for real estate in 2021, Tim and Julie believe that a real estate industry renaissance is just beginning. Just as technology has already begun to enable a COVID-inspired Grand Migration, urban stalwarts such as office buildings and towers are standing empty. We already have indications that office workers prefer working remotely and will choose to do so even when the COVID-19 pandemic is past tense and it’s safe to return to the office. Also, corporate and storefront retail spaces are vacant as people are buying what they need and want online. Who wants to wait for a store to open to buy what one wants or needs?

Just as the word “renaissance” means rebirth, real estate assets such as office spaces and storefronts will be repurposed and used for other needs, such as housing. And, just as the renaissance during the 1400th century, who knows where this revival in real estate will take us.
