Winston Fisher, chairman of Lionhart and partner with Fisher Brothers, said, “There will be a lot of pent-up demand; entertainment will come back, hotel and travel, too.  Shopping in person will change, but there’s opportunity.  That’s why we’re lending.  We believe in the recovery.”

Lionhart and Schroeders, via this just announced joint venture, intend to service and allocate financing for construction and land loans and to invest in distressed or transitional properties in the process of repurposing or redeveloping for other uses.  The players involved are looking at good risk-adjusted returns on primarily low-leverage projects with loan-to-value ratios typically within 75%.  Investment latitude will include everything from mezzanine financing to bank loans to construction projects.

Michelle Russell-Dowe, head of securitized credit with Schroeder, said, “Our loan acquisition agreement with Lionhart allows us to continue to deploy capital through partnerships with real estate expert.  (We) buy securities and we also lend, including making or buying whole loans. There are many opportunities to provide financing in this market.”
