The Neighborhood Directory as a Marketing Tool
Creating a Neighborhood Directory will establish you as the hyper-local agent. When done correctly, it provides overwhelming value. This geographic farming tool is superior to spending tons of money and time on direct mail campaigns, which typically only give you a 1% to 3% return on your investment.
It’s a piece of your marketing that no one will throw away. Your picture, contact information, and call to action will live in their kitchen, next to the phone charging station, forever, making this a valuable lead generation tool in the areas you want to list and sell in.

How To Get The Information for Your Directory
– Get the information from your HOA if you have one (get permission to republish)
– Get the information by door-knocking and sending out a postcard with instructions on how to respond.
– Get the information by creating a private Facebook group and What’s App group for the neighborhood
– Do all of the above

Recommended Versions of a Neighborhood Guide
– Your neighborhood, of course! You know it best!
– Your geographic farm or mini-farms. Choose 2 or 3 neighborhoods you’ve researched and know have a good turnover.
– If you already have some neighborhoods where you’ve had several sales, create a guide. The homeowners have already seen your SOLD sign!
– If there’s a good neighborhood that turns over that you’ve been dying to break into, create a Directory for it.

What to include in your Neighborhood Directory:
- A clean, easy-to-read Neighborhood Map.You can find these online on your county auditor’s website, ask your title agent for a plat map, or obtain it from closing documents. Neighborhood HOAs are another excellent resource for finding this. Ask the builder for a map if it’s a newly built community.
- Resident addresses and contact information.Include family members and pets to make it more personal.
- Names and numbers for community service providers.
– Home Owner’s Association. Where / how to pay your HOA dues.
– Utility companies: Gas, Water, Sewer, Trash, and Electric phone numbers.
– Internet providers (don’t forget Starlink)
– Local Emergency Services: Police, Fire, Hospitals and 911
– Home Services (you could include the go-to providers you use.
– Handyman. -Roofer. -Carpenter. -Exterminator. -Plumber. -Electrician
– Trash Removal (include Good Will, Volunteers of America, etc)
– Painters -Generator Servicers.
- School Contact Numbers. Consider adding the football schedule, etc.
- Recreation: Parks, gyms, community centers, sports facilities, pools.
Websites and contact numbers.
- Dining and Shopping:Recommended restaurants, cafes, and shops.
(hint: Include businesses your past clients/sphere own).
- Community Events Calendar.Annual and seasonal events in the area.
