  1. Pick the Perfect House
    Choose wisely, grasshopper!First-time “move-up” homes are the sweet spot: think great neighborhoods, popular school districts, and fabulous curb appeal. If the house is tough to find or has zero parking, skip it. Your goal is maximum foot traffic—make it easy for buyers to find you.

  1. Sign It Like You Mean It
    Use at least ten directional signsto lead people straight to the front door. Got friendly neighbors? Ask to place a sign on their lawn with a quick, “Who do you know who’d love to buy this place?” Bonus tip: “Bandit signs” can be an affordable way to up your signage game. More signs mean more traffic, which means more leads!
  2. Know Your Stuff
    Arm yourself with a cheat sheet on the property’s neighborhood and competing areas. Know the latest active, pending, and sold listings, plus days on the market and list-to-sell price ratios. Be the agent who knows their stuff,not the one googling stats mid-conversation.
  3. Keep Tabs on Competing Neighborhoods
    Be the go-to expert! Know what’s happening in nearby areas—is there new construction? Are builders throwing in buyer incentives? Special interest rates? If you can share insights into surrounding neighborhoods, you’re adding massive value for potential buyers.

  1. Smile—You’re on Camera!
    Sellers might be watching through security cameras, so keep it professional and positive. They’ll appreciate your professionalism (and it could even win you their future business if their listing expires).
  2. Capture Every Lead Like Gold
    Use an app or old-school sign-in book, and follow up immediatelyafter the open house. Always ask: “Which home in the area do you plan on selling?” And if your open house gets busy, bring a partner to help with sign-ins while you chat with guests.
  3. Knock Knock—Who’s There?
    The neighbors, of course! They’re often curious and know who’s looking to move. Doorknock the day before and ask, “Who do you know who you’d like to turn into neighbors?” It’s a friendly way to introduce yourself and build rapport.
