#13: Referral Based Companies charging up to 35% fees.

Some of these companies are better than others. The quantity and quality of the leads vary by area, and the conversion ratio of these leads also varies by agent.  

Some of these companies have sign-up fees; some don’t. This is why our coaches are constantly updating this list.

On their own, these are not a ‘spoke’. But when you sign up for multiple companies, they can ‘supplement’ your business.  Referral fees can be costly, so remember that generating quality leads on your own is always better, but these can get you started while you build your skills.

Not predictable or duplicatable, but can supplement your normal lead flow.

#12: Buyer and Seller Seminars

-In Person, such as a ‘Lunch and Learn’ at your office, at a restaurant or coffee shop, etc.

-Online: Facebook Live, etc.

What to expect?  Even from a Facebook Live, free session, assuming you advertise it well and you get at least 10 people to show up,  many of our coaching clients have gotten at least 1 to 2 closeable leads from each session.

Costs little time or money but does require some skill.  This works better when you do it once per week and consistently promote your sessions.

The divorce decree states that a home must be sold, how the proceeds are split, and when it should occur.

It costs little money and little time but works far better with multiple attorney relationships who you speak with regularly.

-Your company may have a relocation department (like EXP does).

The good part is that there are definitely motivated clients, both buyers and sellers.

-Bad part: Steep referral fees.

#8: Small and medium sized Builders

-Join your Builder’s Association to get the guide of who’s building what and where.

-Search for expired new construction in your MLS and visit builder sites, using NewHomeSource.com to find the ones that are NOT in your MLS.

#7: New Construction Salespeople.

-Who do they refer their resale business to?  Have multiple relationships and speak with them frequently!

-When someone has a home to sell before they can close on their new home, where does that reseale lead go?
