MYTH #1:     Everyone is calling them.  

FACT: #1:     Everyone is NOT calling them.  Take you for example; you’re a smart agent – how do we know? Because you’re listening to this podcast right now. You’re probably even taking notes! And we have to convince YOU to call Expired sellers.  Imagine what the average, less-than-motivated, excuse-making agent is doing.  They’re NOT calling.  Why? MYTH #2:     You have to be super aggressive on the phone to set appointments with expired sellers.

FACT #2:     Yes, you do have to use powerful and proven scripts, but no, you do not have to be super aggressive or use witchcraft, alchemy or Jedi mind tricks to set appointments.  Earn while you learn.  You have to be ‘ok’ to ‘good’ to set appointments with expired homeowners, but you don’t have to be perfect.  You’re speaking to people who clearly need to sell… you sell homes for a living…it makes sense for you to have a conversation.  A script is simply a conversation outline, finding out facts about the homeowner’s situation and needs, so you can solve their problem.

MYTH #3:     You can’t find phone numbers.

MYTH #4:    Expireds are all hugely overpriced or they wouldn’t have expired.

FACT: #4:     SOME Expireds were aspirationally priced, but most had other problems such as but not limited to crazy showing instructions, terrible pictures, boring descriptions, no lockbox, or bad timing (Spring 2020 has a huge amount of expired, withdrawn and temporarily off the market homes).

BONUS FACT #4:     Thanks to appreciation/inflation, many homes that expired over the past months and years actually CAN achieve the price they were listed at, if not a bit more.  You may not even need to reduce it at all to get it sold.

MYTH #5:     They’ll respond to your letters and postcards. You don’t need to call.  This is the passive, lazy, conflict-avoiding way of ‘prospecting’ expired listings.  

FACT #5:     By the time an expired seller receives your piece of mail, they’ve already got 3 listing appointments set up (not with you), and some will already be back on the market.  By the way, those are the BEST, most motivated, have-to-sell sellers, so don’t miss out by being passive.

Homework: Get inspired by Expireds.  Stop believing all of the myths. They’re not true. Instead, set a goal of listing expireds starting this week! Text the word RED to 47372 so RedX can give you the data and phone numbers.  Now that you’re excuse-free and myth free, it’s time to get to work!

Are you STILL procrastinating?  Do the math:  Let’s say you only list one expired per MONTH and your average sale price is $400,000 with an average net commission to you of $9000.  That’s $108,000 in net income JUST from Expireds.  In other words, ignoring Expireds will COST YOU at least $108,000 in laziness tax.  If your average sale price is $800,000, it’s just twice as bad.  Or good…depending on if you take action or not!
