PART ONE.
Lead generation is your number one job in real estate. Without it, nothing else happens. Lead follow-up, prequalifying, presenting, negotiating, and closing are your other jobs, but they can’t happen without you generating quality leads first.
Accept that there is no ONE, silver-bullet, magic-easy-button method of lead generation that will create an endless supply of proprietary leads for you.
Understand the Spokes in the Wheel model, so you’ll have multiple sources of predictable, duplicatable leads.
In this four-part podcast series, we will rate the different sources of real estate leads based on six simple filters and show you the pros and cons of each.
The Six Filters:
1– Quality. What’s the likelihood of the prospect buying or selling with you in the next 60 days or less? Are they a lead or just an ‘impression’ or a ‘contact’? Do they consider themselves a real estate prospect, or are you the only one thinking of them that way?
HUGE Announcement: You will love this! Looking for the full outline from today’s presentation? Our DAILY Newsletter featured lead generation systems, real estate scripts, daily success plans and (YES) the notes or today’s show. Best part? The newsletter is free! https://harrisrealestatedaily.com/
2– ROI, Cost versus results. Cost can be in terms of time, money, or both. What do you spend, and what do you get?
3- Duplicatable. Can you predict and control the results?
4– The time it takes to see results. Level of commitment and consistency required.
5– Scripts, skills, and coaching necessary to get results.
6- Does the source give you buyer or seller leads? (Seller leads are FAR more valuable than buyer leads!)
