  • According to agents, lux buyers “want everything right away”

Developers Now Offering Buyers Fully Furnished Apartments

For sellers and/or developers, creating a move-in ready experience for buyers used to mean that sellers “fixed up” and/or made all the repairs and improvements in a home or condominium before they listed the unit for sale.  For buyers, having a move-in ready experience used to mean that the buyer didn’t have to lift a finger to fix, repair or improve anything in the home or condo when they bought it.  They just moved in and made the unit their own with their own furnishings, taste and style.

Today, creating a move-in ready experience means the sellers and/or developers does everything including furnishing the unit complete with linens and towels.   Today, having a move-in ready experience means the buyer simply moves in.  Making a just-purchased unit their own with their own furnishings, taste and style is, quite simply, past tense.

From New York to New Jersey to Miami to Chicago to Everywhere, Fully Furnished Move-In Ready Demand is High

Furnished, move-in ready homes, condominiums and apartments are seeing high demand in luxury markets throughout the country.  Of course, curated furnished apartments and homes come with additional costs.  Buyers can select fully curated packages or can choose desired items on a piece-per-piece basis.

Tom Lucid, the senior vice president in development for a New York developer, said, “Buyers can move in immediately, and hassle-free.”  Such luxury, “white-glove” treatment streamlines the home buying process and creates “an all-encompassing, one-of-a-kind lifestyle.”

Ready-Made Units Bypass Health and Supply Chain Concerns

One such ready-made buyer said, “This idea that the house is fully furnished was truly very attractive.” She didn’t want to take the health risk of going into stores to shop for furnishings nor did she want to wait the 12-16 weeks it would take for furnishings she bought from stores or designers to arrive.

The ready-made buyer simply chose the move-in ready second home apartment she wanted, “…closed, and the next weekend I was there with my kids.”

Role of Developer Includes Being a “Solver”

According to a Miami developer, Alex Sapir, the role of the developer “in the age of the COVID pandemic” is to be a “solver.”  Buyers ready to buy now want to move in now.

Juany Honeycutt, vice president of sales with Jameson Sotheby’s International Real Estatein Chicago, said, “They (buyers) want everything right away.  With COVID, everybody’s wearing so many hats, so many more hats than we normally do…”

Why not give luxury buyers who are hoping for fast, quick purchases and experiences the, as Mr. Sapir said, “…the best of the best in town?”
